Community dues are charged annually. They cover the 24-hour guarded gate and the community’s fitness center, tennis court (lined for pickleball too), ocean-view park and pavilion, and helipad — the same amenities behind Que Brava a few hundred meters away. They also cover all common-area landscaping and full maintenance of the internal roads twice a year, which keeps them the best-kept in the zone. Water is the unusual part: supply comes through the Puerto Nuevo ASADA, but the community maintains and manages the system itself, with its own on-site staff — which buys faster service and maintenance that actually stays current.
