Casa Koules was completed in 2025, sitting above the rainforest canopy in Costa Verde Estates. The architecture is unusual for this coast: brutalist influence, soaring concrete walls and black steel beams, warmed by custom wood cabinetry. It reads as deliberate rather than decorative, which is rare here.
Main Residence
Three suites in the main house, each with a private terrace, ocean view, and en-suite bath — one with a deep soaking tub. The interiors open fully to the outdoor living areas, and every one of those has a sunset ocean view rather than just a jungle outlook.

Worth Knowing
Community dues are charged annually. They cover the 24-hour guarded gate and the community’s fitness center, tennis court (lined for pickleball too), ocean-view park and pavilion, and helipad — the same amenities behind Que Brava a few hundred meters away. They also cover all common-area landscaping and full maintenance of the internal roads twice a year, which keeps them the best-kept in the zone. Water is the unusual part: supply comes through the Puerto Nuevo ASADA, but the community maintains and manages the system itself, with its own on-site staff — which buys faster service and maintenance that actually stays current.
