Las Olas sits on the lower edge of Escaleras, along Pacific Edge road. The Escaleras communities all run together, but Las Olas is the one closest to the coast — and that is the whole point of this house. It is close enough to walk to the beach, yet high enough that the view runs from Dominicalito island and the Dominical Bay whitewater out to Caño Island and the Manuel Antonio islands. On this stretch of coast, most homes with an outlook like this are a drive down from the sand.
The Layout
A double French-door entrance crosses two water features and opens onto the exterior living space and a 14-meter infinity lap pool aimed at Manuel Antonio. Covered terraces flow around interior spaces and gardens. The main living room runs 185 square meters under a 17-foot vaulted ceiling, with three-meter sliding doors throughout. Travertine covers roughly 1,050 square meters of inside and outside floor, so the transition reads as continuous.
Three Suites
Each bedroom is a full master en suite — walk-in closet, double vanities, rain shower, soaking tub, private toilet cabinet — and each has ocean and whitewater views. The master bath has a sliding-door shower looking toward Manuel Antonio, finished in travertine. The lower bedroom opens to private gardens and has a granite tub carved in Bali.
The Kitchen
A seventeen-foot island with porcelain countertops, a five-foot Galley workstation sink, a Wolf 48-inch double oven gas range with griddle and wok grate, Sub-Zero paneled refrigerator and freezer, and a separate air-conditioned pantry set up as a second prep kitchen. Outside, a six-burner BBQ station with its own prep area and sink.
How It Was Built
Architects Martin Wells and Manuel Montaresi, built by Leif Berhardt of Ridgetop Construction, project by FRENCH Costa Rica. The pool, fire pit, and living room sit on a cantilever atop a retention wall — that engineering choice is what lifted the sightlines off the mountainside. Crestron smart home with eight stereo zones and UPS backup, AJAX security, high-capacity water filtration, a 5,000-liter cistern, and mature professionally designed gardens on automatic irrigation.
Furnished
It sells fully furnished, and the furnishings were curated rather than ordered — IKSEL wallpaper from France, light fixtures from Morocco, Bali, and Canada, Bali bed frames, Spanish fish-scale tile, a Belgian antique desk, and a one-of-a-kind eight-foot tree-root dining table sourced locally. Upholstery is Sunbrella throughout, which is the right call in this climate.
