Casa Karuna sits in the hills above Ojochal, twenty minutes up from the water, finished in 2025. It is laid out according to Vastu, the Indian system of architectural harmony that Feng Shui gets compared to — which makes it a more deliberately designed house than most. Whether or not that means anything to you, the practical result is a house that is unusually calm to stand in.
The Design
The structure runs east to west. Kitchen, bathrooms and even the bed positions in the suites are oriented southwest. No water closet sits on the eastern side of the house, which keeps the morning light and air where the owners wanted them. The main entrance opens straight toward the ocean. There is a dedicated meditation room with east-facing windows that take the first light and the breeze off the mountain.
None of that is decoration. It is why the house feels the way it does, and it is worth knowing the feeling was designed rather than lucky.
The Layout
4,306 square feet, four bedrooms, three and a half baths. The three principal suites each have their own spa-style bathroom and look out to jungle or ocean. Architecturally it is sober and minimal — clean lines, open volumes, floor-to-ceiling glass that dissolves the line between inside and out. Natural stone and warm woods throughout. Cross breezes run through the whole house, which on this coast matters more than air conditioning does.
Outside
The living space opens onto a terrace and an infinity-edge pool that reads as continuous with the horizon. Because the coast faces west, sunset lands here every evening of the year rather than seasonally. Solar panels, two covered parking spaces, and a gated entrance.
The Land
1.24 acres in one of the most biologically dense corners of the country. Scarlet macaws pass overhead and toucans call from the canopy — not an occasional event here, a daily one.
Getting Around
Ojochal has quietly become the culinary center of this coast, with a genuinely surprising number of good restaurants for a town its size. The beaches are twenty minutes down the hill.
