Ten and a half acres in the front row above Playa Hermosa, looking straight down at the Whale’s Tail. There is no other way to say what makes this property expensive: it is the position. The land sits high enough for the whole sweep of the bay and close enough that the beach is across the road, and there is conservation land in front of it, so the view is not something that a future neighbor can take away.

What Is Already Here

This is listed as land, and I have written it that way, but it is not empty. There are three existing houses on the property — a two-story three-bedroom villa, a studio with its own pool, and a caretaker’s house. Electricity and water are connected and the road in is paved.

I want to be straight about something. The photographs here are all of the land, the coast and the position — there are no interior shots of the three houses, and I have not seen them documented. If you are seriously interested, ask me and I will get you inside them before you form a view. Buy this for the land and the outlook; treat whatever the buildings turn out to be as a separate question.

The Creek and the Waterfall

A year-round creek runs through the property and falls eighty feet, with dipping pools at the bottom. Year-round is the operative word on this coast, where a great many spectacular waterfalls are seasonal and become a dry rock face by March.

The Orchard

A mature fruit forest across the land, planted long enough ago to be productive rather than promising. A full list of what is growing is available — ask and I will send it.

Building Sites

The ground is elevated and gently rolling rather than steep, and there are several distinct places to build, each with a different angle on the coastline. The parcel is flagged as sub-dividable. Ask me about the current plano position before you plan around that, because it is the sort of thing worth confirming rather than assuming.

The Position, Practically

Playa Hermosa is across the road and is one of the better surf beaches on this stretch. Rancho Merced next door runs horses on the beach. Uvita and Marino Ballena National Park are minutes south, Dominical is fifteen minutes north.
