This is the first piece of land I have carried in the highlands, and it is not a building lot. It is a 21-acre farm in the hills between Dominical and San Isidro, with three waterfalls that run all year, an internal road system that reaches the bottom of the property, and a cabin built by hand above the main fall. Twenty-five minutes to Playa Dominical, twenty to San Isidro.
Five Planos, Not One
The land is held as five registered planos rather than a single parcel. That matters more than almost anything else here. It means the sub-division work is already done and recorded — you are not buying a promise that the farm could one day be split, you are buying five surveyed parcels that already exist. Whether you want to keep it whole, sell parcels on, or build separately on each is a decision you get to make afterwards rather than a process you have to go through first.
Off-Grid, Entirely
The property runs on solar and nothing else — no grid connection at all. On this coast that usually reads as a compromise. Up here it is the opposite: this is land where bringing utilities in would be the expensive part, and that work has already been done. It also means the running costs of the cabin are close to nothing.
The Waterfalls
Three of them, year-round, fed by springs on the property. That is the rare part. Plenty of land on this coast has a seasonal creek that is spectacular in October and a bed of dry stones in March. These do not stop. The cabin was placed to look at the main one, which tells you what the builder thought the property was for.
The Cabin
Handcrafted, timber, open on the jungle side, with a kitchen and a bed and not much else. It is somewhere to stay on the land rather than a house, and it is honest about that. For a buyer planning something larger, it is a place to live while you work out where the real house goes.
What It Could Be
The listing calls it a development opportunity, and it genuinely is one — eco-cabins, a retreat, a small boutique operation, or simply a private estate with a great deal of water and no neighbors. But it is also perfectly good as it stands, which is not true of most land at this price.
The Setting
It sits inside a biological corridor, in an area with a long-established community around organic farms, markets and a broadly conscious way of living. San Isidro gives you a real town twenty minutes away — hospital, supermarkets, the things a remote property needs within reach.
