Ninety-eight acres of cloud forest in the mountains above Uvita, rising from about 431 meters to 717. That range is the whole point of the property: at the top you are in genuine cloud forest, cool and damp with the mist moving through the canopy, and the coast is ten to fifteen minutes down the hill. Almost nothing of this scale remains in private hands this close to the beach.

What the Elevation Does

People underestimate this until they have spent a night up here. The coast at Uvita is hot and humid year-round. Four hundred meters up it is a different climate — cool enough to sleep without air conditioning, with cloud moving through the trees in the afternoons. Most buyers looking on this coast are choosing between the heat near the beach and a long drive from the mountains. This is both.

The Forest

Primary and secondary forest across rolling ridgelines and valleys, with mature trees, dense canopy and the wildlife that comes with intact habitat. In the photographs you will see the crowns of the flowering trees from above — that is what most of this land looks like. It is a working ecosystem rather than a cleared parcel waiting for a house.

Streams and springs run through it. Water is abundant here in a way it is not everywhere on this coast, and on land of this size that matters for anything you might eventually want to do.

The View Corridors

There are several points on the property where the forest opens toward the Pacific and the Whale’s Tail at Marino Ballena. One cleared pad already exists with that outlook. This is not a property with a view from everywhere — it is a forest, and the openings are specific and worth walking to see.

Access, and What Is Already There

An internal road system runs into the land, which on 98 acres of mountain is a substantial piece of work already done. Conceptual planning has been carried out for the property — trail systems, walkways, low-density development areas integrated into the terrain. I can share those materials on request rather than summarize them here.

Who This Is For

A private estate, a conservation holding, a wellness or eco-lodge concept, or simply someone who wants to own a forest and keep it. At this scale and price it is a deliberate decision rather than an opportunistic one, and the buyer will likely be someone who already knows what they want to do with land.
