Dominical, Southern Pacific Costa Rica

My office is here. This is the northern gateway to this stretch of coast — a working surf town at sea level, and a set of mountain enclaves above it that most people mean when they say Dominical.

Almost every buyer who contacts me about “Dominical” is thinking of two quite different places at once, and it is worth separating them before you look at a single house.

What is Dominical actually like?

Dominical proper is a surf town. There is a walkable main street, a farmers market twice a week, and a genuinely laid-back coastal character that has survived the road being paved. It is not manicured. People who fall for it fall for exactly that, and people who want a resort town are usually happier further north.

Day to day it works. The feria runs Wednesday and Friday. There is a BM supermarket for the regular shop and private urgent care for the things that cannot wait. Just south, Dominicalito is a quiet sheltered bay with local fishing boats and a calmer pace again. Inland, Barú is rolling farmland and rainforest, and the Nauyaca Waterfalls are up that way.

What is Escaleras, and why do so many listings say it?

Escaleras is the mountain enclave between Dominical and Uvita, and it is where a large share of the serious houses on this coast actually sit. It is not a town — there is no Escaleras center to drive to. It is a road climbing off the coastal highway and a collection of private communities strung along it: Costa Verde Estates, Las Olas, Marina Vista and others.

The trade is straightforward. You gain elevation, long ocean views down the coast — many of the houses look south toward the Whale’s Tail, which sits off Uvita rather than below you — cooler nights and privacy. You give up walking anywhere. Alexa’s Market up on the road is small and genuinely good, but for most things you are driving down. Whether that trade suits you is the single most useful thing to establish early, and it is easier to establish standing on the road than on a listing page.

Who does Dominical suit?

Buyers who want a real town rather than a development, and who are comfortable that the town is a surf town. Families do well here — three bilingual private schools serve the Dominical–Uvita area, so nobody has to leave the coast for high school. Remote workers do well too, though the honest version is that most people up the mountain run Starlink alongside fiber rather than instead of it, because storms take the power out often enough to matter.

What does property cost in Dominical?

I can only speak for what I have on my own list, which is deliberately curated rather than comprehensive — the MLS here is neither complete nor consistently accurate, and it is not widely relied on in this region, so nobody can honestly show you the whole market.

Right now the Dominical and Escaleras properties I represent run from a titled homesite at $675,000 up to $6,149,000, with most of the finished houses between $1.1 million and $5 million. Land is the wider spread and the one where due diligence matters most.

What should you check before buying in Dominical?

The same three things I check before a property goes on my page: whether water can legally reach the parcel, whether the access is registered rather than merely graded, and whether the tenure is real title or a concession. On the Escaleras ridges in particular, the water question is the one that decides whether a beautiful lot is buildable at all.
